AddressIntel provides real estate data aggregation, municipal permit tracking, and proprietary machine-learning projections (including "Teardown Scores" and "Developer ROI").

All data, algorithms, projections, and estimations provided by AddressIntel are for informational and research purposes only. They do not constitute financial, investment, or real estate advice. AddressIntel is not liable for any financial losses, unsuccessful construction projects, or failed real estate investments resulting from the use of our predictive algorithms or aggregated public data. Real estate development carries inherent risks.

3. Data Accuracy

While we strive to ensure the municipal and transaction data we aggregate is up-to-date and accurate, AddressIntel cannot guarantee the absolute precision, completeness, or timeliness of public records. Permits can be revoked, updated, or filed incorrectly at the county level. Users are expected to conduct their own independent due diligence.

4. Fair Use & Public Data Sourcing

AddressIntel aggregates and analyzes data derived from publicly available municipal and county records (e.g., building permits, demolition requests, planning commissions, and zoning maps). This data is public record and is utilized by AddressIntel for transformative, analytical, and informational purposes under the doctrine of Fair Use. We do not claim ownership over the raw municipal data, but rather over the proprietary algorithms, models, and analytics derived from it.

5. API Usage and Limits

If you are granted access to the AddressIntel API, you agree not to abuse the rate limits, reverse engineer our predictive models, or resell the raw data feed to competitors. AddressIntel reserves the right to terminate API access at any time for abnormal usage patterns.

6. Modifications

We reserve the right, at our sole discretion, to modify or replace these Terms at any time. What constitutes a material change will be determined at our sole discretion.
