How is the condo value score calculated?
It compares the unit's price per square foot to the median price/sqft of recent comparable condo and townhome sales in the same ZIP. A unit priced below the local market scores higher. It needs at least three comparable sales; it is a screening signal, not an appraisal.
Why is SB 9 / ADU analysis not shown for condos?
SB 9 and ADU development assume the owner controls a single-family lot. A condo owner owns the unit, not the shared land, so those development plays do not apply. We run an investment-value analysis instead.
What does "units for sale in building" mean?
We group units by building and count how many are listed at once. Three or more units for sale in one building can signal a bulk-acquisition or condo-deconversion opportunity for an investor.
